PROPERTY MANAGER/LEASING CONSULTANT
E-Town Properties is a well established property management business that continues to grow. This is a full time position with some evenings and weekends required. On call 24/7 in case of emergencies. We offer competitive pay and benefits.
Responsibilities include but are not limited to:
- Maintaining day to day operations of the business, while ensuring maximum occupancy at all times of 140 units.
- Daily marketing available properties through all mediums, print, online, website, social media, Zillow, Trulia, Craigslist, etc.
- Responsible for all steps of the leasing process, collecting leads, showing properties to prospective tenants, signing leases.
- Processing rental applications
- Maintain all customer files and records, ensure that all information is complete and all information is kept confidential
- Conduct move in and move out inspections, including documentation of property condition, process move out statements
- Tracking income and expenses for each property
- Produce monthly owner statements with accurate accounting for collected rents and all expenses for each property.
- Responsible for collecting rent and delinquent accounts
- Account for all payments received and make bank deposits
- Responsible for handling evictions, placing notices, working with attorney’s, etc.
- Provide excellent customer service to tenants, prospects, and owners
- Coordinate maintenance requests
- Responsible for supervising maintenance staff
- Schedule all maintenance requests and remodels of units, coordinating staff, collecting bids, coordinating contractors, follow up on projects, while maintaining budget
- Organize multiple turn arounds during peak months, including overnight turns to ensure units are in move in condition.
- Complete annual maintenance inspections of all properties
- Coordinate large scale maintenance tasks for multiple properties, as well as monthly, and quarterly projects
Qualifications/Job Requirement:
Qualified Applicant will be someone who works well on their own, is driven and has great time management skills. Minimum of a high school diploma, Bachelor’s degree preferred. Previous on-site property management experience preferred. Excellent oral and written communication skills. Experience in supervisory role and managing staff. Experience in writing and maintaining budgets. Prior use of property management software a plus. General office, bookkeeping and sales skills. Computer literate, including Microsoft Office Suite (Excel, Word, Publisher), OneDrive, Quickbooks. Must have reliable transportation, valid DL, and cell phone. Must pass a pre-employment / post-offer background check and drug test. Must be looking for long term employment.
